Pictures can make or break your Sarasota real estate listing.
I’m not sure if most sellers can fully appreciate the value of really good pictures when trying to sell their home in the Sarasota real estate market. Fabulous pictures can really help your home sell fast and for top dollar! Some of our biggest picture pet peeves are things we regularly see with homes that are listed on the real estate market. When we list a home for sale we take the time to walk through the home and stage appropriately. Sometimes rooms need to be rearranged. We also take hundreds of pictures to greatly increase the chances of taking the best shot at the best angle.
When you are ready to sell your home in the Sarasota/Lakewood Ranch area, make sure your pictures are going to reach out and grab the buyers.
The key to getting top dollar is getting as many buyers into your home as possible. Good pictures, along with a strategic pricing strategy, can make it happen.
Common Picture Mistakes When Selling Your Home in Sarasota
Poor Pictures of the Front of the Home.
If you need to download the picture and adjust the lighting and shadows to really see the front of the house it probably isn’t the best picture to showcase your home and you will probably have far fewer buyers visit. If it is cloudy on the day the listing photos are being taken, it is best to retake the picture at the first opportunity when there is abundant sunshine and blue skies. Grey skies do not invoke the best emotions.
Not Using a Wide-Angled Lens
This is really important to ask up front before you hire a Sarasota real estate agent to sell your home. If your photos aren’t going to be taken with a wide-angled lens, you should hire a professional photographer or find a great agent that uses the right equipment and has the expertise to present your home in the best possible light. Pictures taken with an iPhone should not be used for your listing.
Showcasing Your Clutter.
Showcasing your clutter is a way to minimize showings. If you are trying to sell your home in Sarasota showcasing your junk is not a way to sell your house. Buyers get distracted very easily. Don’t help them along. Rent a storage unit and get rid of clutter. Did you know many items need to be moved around for listing pictures? There are many things that look fine to the naked eye, but make pictures look messy and sloppy.
Pictures That Show Your Animals or People.
One time I saw a picture of a listing that had a staircase shot of their dog walking up the stairs. Coincidentally this home had also been on the market a long time. Make sure your animals are not showing in the pictures of your home. People do not need to see the back end of your dog. Keep in mind, for everyone that likes pets, there is someone that doesn’t. And face it, that angle is not particularly attractive anyway. It is also a bad idea to capture people in your listing pictures. Time needs to be taken to do the job correctly when selling your home.
Poor Lighting.
Your rooms need to look light and bright. Simply adjusting the brightness on a picture of a really dark room just doesn’t look good. Rooms should appear bright and cheerful in listing pictures. Great care should be taken to create perfect lighting conditions for homes being photographed for real estate listings.
